Assessment & Hazard Mapping
We conduct a comprehensive walkthrough to identify all hazard categories present — biological contamination zones, mold-affected areas, structural damage, pest activity, and chemical hazards. A phased remediation plan is developed before any removal begins.
Family & Stakeholder Coordination
We coordinate with the property owner or their designee — family members, social workers, probate attorneys, or property managers — to understand any personal items of value, legal considerations, and the owner's wishes before sorting begins.
Content Sorting & Removal
Contents are sorted in categories with input from the owner or family: items to retain, donate, or dispose of. Biohazardous materials are separated immediately and bagged in certified containers. Clean sorting takes place before any hauling begins to ensure no items of value are lost.
Hazardous Material Removal
Animal waste, rotting food, decomposing organic matter, fecal matter, urine-saturated materials, and all other biohazardous materials are removed in certified containers and transported to licensed disposal facilities by manifested carriers.
Biohazard Cleaning & EPA Disinfection
All surfaces contaminated by biological matter are cleaned with hospital-grade EPA-registered disinfectants. Pest-infested materials are treated prior to removal. Surfaces are disinfected to OSHA bloodborne pathogen and EPA standards.
Mold Identification & Remediation
Mold growth — common in hoarding environments where moisture-trapping materials have accumulated against walls and floors for extended periods — is identified, contained, and remediated following IICRC S520 standards. Air quality testing may be recommended for severe cases.
Odor Remediation
Ozone generators and hydroxyl systems are deployed throughout the property to neutralize odors from animal waste, decomposing matter, mold, and years of accumulated biological activity. Surface odor treatments are applied to concrete, subfloor, and structural wood as needed.
Property Restoration
Damaged flooring, drywall, cabinetry, and structural elements are repaired or replaced. The property is returned to a clean, safe, and fully habitable condition — with documentation confirming biohazard remediation completion for insurance and property management purposes.

Do you work with the person who hoards, or just family members?
Both. We are trained to work compassionately with individuals living in hoarding conditions, respecting their autonomy and engaging them as partners in the process wherever possible. We also work with family members acting on behalf of a loved one, property managers enforcing habitability standards, and probate or estate administrators. We never approach the situation with judgment.
How long does a hoarding cleanup take?
Timeline depends on the hoarding level and property size. A Level 2–3 single-family home typically takes 2–4 days. Level 4–5 conditions with significant biological contamination, structural damage, and extensive mold may require 5–10 days of active remediation plus additional time for structural repairs. We provide a detailed project timeline after our initial assessment.
Is hoarding cleanup covered by insurance?
Standard homeowners insurance does not cover junk removal or general cleanup. However, when biohazard contamination is present — animal waste, decomposition matter, mold caused by water intrusion — the remediation portion may be covered. We provide full documentation to support any applicable insurance claims, including mold remediation reports and biohazard waste manifests.
Can you handle animal hoarding situations?
Yes. Animal hoarding scenarios involve extensive fecal and urine contamination, parasite activity, dander accumulation, possible decomposition, and structural damage from moisture and scratching. These are some of our most technically demanding jobs — and our teams are fully equipped and certified to handle them safely. We coordinate with animal control agencies and social services as appropriate.
What happens to salvageable items?
With the owner or family's direction, salvageable items are sorted, catalogued, and set aside before any hauling begins. Items designated for donation go to organizations we work with in the Austin area. No item with potential value is removed without authorization. We understand the sensitivity of personal belongings and treat all content decisions with respect.
How do you handle the privacy of the individual?
We arrive in unmarked vehicles and work discreetly. We do not discuss the nature of the work with neighbors, building management, or anyone other than the designated contact. Many of our hoarding clients are referred by adult protective services, social workers, or family members who are acutely aware of the sensitivity involved. Discretion is built into everything we do.
What is the difference between hoarding levels?
The Institute for Challenging Disorganization uses a 1–5 scale to rate hoarding severity. Level 1 involves light clutter; Level 5 involves structural damage, infestation, and significant biohazard contamination. Levels 3–5 typically require certified biohazard remediation in addition to physical removal. We work at all levels and can assess severity during our initial site visit.
