How We Handle It

Visual Assessment
A certified inspector walks the entire property examining all moisture-prone areas — bathrooms, crawl spaces, attics, basements, HVAC systems, and behind appliances.

Moisture Mapping
Calibrated moisture meters and thermal imaging cameras identify elevated moisture levels in walls, ceilings, and flooring that may not yet show visible mold growth.

Air Sampling
Spore trap cassettes collect air samples from affected areas and a control sample from outside. Lab analysis identifies species and compares indoor vs. outdoor spore counts.

Surface Sampling
Tape lift or swab samples are collected from visible mold colonies for species identification and contamination level assessment.

Lab Analysis
All samples are processed by an accredited third-party laboratory with results typically returned within 24–48 hours.

Written Report & Scope
You receive a detailed written report with lab results, moisture findings, photos, and a recommended remediation scope if needed.

When do I need a mold inspection?
You should get an inspection if you smell a persistent musty odor, have had any water damage or leaks, notice discoloration on walls or ceilings, or are buying/selling a home with any moisture history.
What's the difference between air testing and surface testing?
Air testing measures the overall spore concentration in the air — useful for assessing health risk and hidden mold. Surface testing identifies the species on a specific visible colony. A thorough inspection uses both.
How long does a mold inspection take?
A typical residential inspection takes 1–2 hours on-site. Lab results are returned within 24–48 hours, and we provide the written report immediately after receiving them.
